Building project of the 60th Street: a permit from the start of construction

RESIDENTIAL. The real estate project on 60th Street has not got its building permit that already housing were sold. Opened for rent for a few days, the first phase is expected to be delivered in June 2016.

This first phase will include 126 units of one to three rooms on floors six and seven. Two other buildings are planned, 165 units of eight and nine floors and 51 units on six floors, which will be built by 2018. In total, 476 indoor parking spaces will accommodate future residents.

For the owner Novalia further landscaping is of a major character, especially on "a quality site like that," says one who pilot the project, Claude Beaudet. A majority of trees should therefore be preserved, and it is about to develop community gardens for tenants. An outdoor swimming pool will also be available to them, according to plans designed by ARDAM Architecture.

Although the project is expected to rise on the convent site Notre-Dame-des-Anges, this one does not belong in the building owned by Norplex. But its proximity Beaudet led to consider a small corner museum in the second building to be built to mark this centenary almost religious presence on the scene.

Take two

While the excavation work began in April, the co-owner of Beaudet & Saucier recently filed a request for minor exemptions concerning the aisle width of courtesy, the number of accesses to a street and the distance between two accesses. A request that was denied by the borough council on April 28, but for reasons that could have been misunderstood, says Claude Beaudet.

Also a discussion with concerned citizens and advise the district of Saint-Rodrigue she allowed Mr. Beaudet explain the benefits minor variances. These are among others related to the development of the storage area of waste, which it was feared odors and noise pollution during collection. However, the bins will be kept inside the underground garage to avoid being out at the time of passing trucks, for which requested additional access will accelerate the work of many.

These explanations seem to have put a balm on the apprehensions expressed. So that Claude Beaudet reintroduce his request for minor exemptions, the last step before applying for building permits.
