Hotel suites transformed into condominiums

This is a first in Quebec: a hotel transformed its establishment in tourist residence in the Old Port. Hotel Suites Le Port-Royal metamorphose into condominiums. And Eric-Yves Doyon owner took the opportunity to begin a major expansion project "20 to 22 million dollars," he announces.

"The tourist homes market is booming in Quebec," he said. However, the areas where the condominium rental is permitted are rare in the capital. "So you have to enjoy it!"

The first phase involves the construction of 50 units in the current building. "We will retain the equivalent of two floors to maintain a hotel management system," said the promoter.

Unlike hotel condominium projects that abound in Montreal, the unit buyers may choose to occupy or rent the year.

When it has completed its first sales, Eric-Yves Doyon plans to build another building on the parking lot of the hotel. In April 2010, the developer also purchased a building opposite the park: the 70, rue Saint-Paul. It has connect the underground parking included in the project. It will set up there other condominiums. In total, the project will count 125.

In a heritage district that protect both the municipality and the Quebec government, the project is not straightforward, assures the promoter. "I had to get permits not only the city but also the Ministry of Culture. Plans We spent four rolls and three different architectural firms to reach a solution that pleases everyone."

The firm Altus Appraisers Quebec, Alain Roy doubt that the strong capital a wave of hotel condominium conversions. "The Port Royal lent itself well, he said, These are suites.. There were kitchens in most rooms Transformation costs are relatively minor compared to the cost of transforming traditional rooms. "
