Important Building Project at the Entrance of Old Quebec

A developer plans to erect a building with eight-story condominium at the gates of Old Quebec, in Saint-Jean-Baptiste neighborhood.

Norplex wants to build 82 condominiums instead of the parking lot located at the corner of the Honoré-Mercier Avenue and Rue d'Aiguillon.

The developer hopes to obtain the necessary permits to begin next winter the work of his project called "Europa".

President Norplex Yves Doyon, promises an exceptional view. "This is a site that offers a view breathtaking on the city of Quebec. We see to the island of Orleans, we see the river, it's very, very pretty spot, extremely exposed, so it'll be the entrance to the city by highway Dufferin "Does highlights -he.

Not to spoil the entrance of Old Quebec, the City adopted specific regulations last year, says Marie-Christine Magnan, spokesman for the City of Quebec. "In fact, what we want is that it is well integrated into the existing heritage," she said.

The draft Norplex meets City standards not exceeding eight floors.

Concern in the neighborhood

Despite the regulations of the City, the erection of this important building concerned area residents. The spokesman of the popular committee Saint-Jean-Baptiste Mathieu Houle-Courcelles, the building is too big. "The project as it stands, although it meets the new zoning in effect, is really too massive for this ground. That does not leave much room, not much clearance for the lower area, "he said.

The People's Committee Saint-Jean-Baptiste also captures the increase in traffic in this area.

The building will consist of two shops on the ground floor and condominium prices will range from $ 250,000 to $ 800,000.
